Golden Triangle Builds Momentum in DC’s Adaptive Reuse Boom with Launch of Sixty DC Hotel

New boutique hotel exemplifies the neighborhood’s ongoing evolution from office corridor to a vibrant mixed-use destination

Washington, D.C. (October 15, 2025) – The Golden Triangle Business Improvement District (BID) today announced the latest milestone in the downtown neighborhood’s transformation with the launch of a historic building converted into the Sixty DC Hotel, a 73-room luxury property located in the heart of the downtown neighborhood. The project represents another major adaptive reuse success in the Golden Triangle, underscoring the area’s leadership in reimagining underutilized space into new residential and hospitality destinations.

“This project is exactly what we mean when we talk about revitalizing downtown,” said Leona Agouridis, President & CEO of the Golden Triangle BID. “Sixty DC shows how creativity, strong partnerships, and sustainability investments can give new life to older buildings, bringing more energy, jobs, and vibrancy into the city’s core.”

Developed by Valor Development, Sixty DC was made possible through $22.5 million in financing from PACE Equity through the DC PACE Program, in partnership with DC Green Bank. The funding supports high-performance sustainability upgrades including a modern HVAC system, LED lighting, improved insulation, water-efficient fixtures, and energy-saving elevators. These improvements will reduce electricity use by more than 146,000 kWh annually and cut water consumption by nearly 700,000 gallons each year, resulting in an estimated $50,000 in annual utility savings and a substantial reduction in carbon emissions.

The sustainability focus is fitting for the hotel’s location in the Golden Triangle BID, the only business improvement district in the world to achieve LEED Platinum certification for Communities, first in 2019 and again in 2024.

The new hotel includes a restaurant, rooftop bar, and fitness center, creating a full-service hospitality experience that supports both visitors and the surrounding neighborhood.

 With multiple high-profile office-to-residential conversions including Elle Apartments (1111 20th St NW) that opened in July 2024, a 278-key hotel (1776 K Street NW) and The Longfellow (1201 Connecticut Ave NW) with construction underway, and upcoming mixed-use redevelopments at 19th, K, and M Streets the Golden Triangle continues to lead the city’s evolution from a 9-to-5 business district to a dynamic, live-work-play environment.
